  • Rental providers are required to ensure that a gas safety check of all gas installations and fittings is conducted every two years. If a gas safety check has not been completed within the last two years at the time a new renter occupies the premises, the rental provider must arrange one as soon as practicable.

  • Gas safety checks must be conducted by a licensed or registered gasfitter who holds an endorsement for Type A gas appliance servicing work. It's essential to verify the credentials of the gasfitter to ensure they are authorized to perform these specialised inspections.

  • Rental providers are obligated to keep records of the most recent gas safety check until the next one is conducted. These records should include:

    • The full name and business details of the gasfitter, including their license or registration number.

    • The date the safety check was conducted.

    • The results of the check, including any repairs required and actions taken.

    • A record of Type A appliance service work as outlined in Schedule 14 of the Gas Safety (Gas Installation) Regulations 2018.

  • If a gas appliance is identified as unsafe during a safety check, the rental provider must arrange for it to be repaired or replaced promptly. If notified by the renter that an appliance is not in working order, the rental provider must immediately arrange for it to be repaired or replaced as an urgent repair. Repair or replacement of a hard-wired gas appliance must be undertaken by a suitably qualified person.
